Completion of first phase at Chamberhall Business Park
6 May 2020
St. Modwen has completed its first phase of speculative development at Chamberhall Business Park in Bury, delivering 130,000 sq ft across 14 new units – with approximately 65% of the space under offer.
Strategically located just off the A56, the land is one of Bury Council’s allocated employment sites and was granted planning permission in January 2019. The scheme provides up to 400 jobs, supporting the authority’s ‘Bury but Better’ Vision and Development strategy.
The 70-acre scheme is already home to Burgaflex, a leading automotive tube and hose manufacturer which signed a long lease hold interest to occupy a 19,290 sq ft unit in November 2019. Of the 130,000 sq ft delivered, only 44,000 sq ft – across four 11k sq ft units – remains available.
Gemma Butler, Asset Manager at St. Modwen Industrial & Logistics, said: “There is a significant appetite for industrial and logistics space in the North West, evidenced by having already let three new units at Chamberhall to well-respected companies - and with a further six under offer. The business park provides high-quality distribution and logistics hubs, and the demand from occupiers demonstrates our confidence in speculatively building in the area.”
Councillor David Jones, Leader of Bury Council, said: “Bury is very much open for business, and investing in the local economy and attracting quality companies to our borough is one of our highest priorities.
“We are delighted to be working with St Modwen on this excellent site at Chamberhall and creating the right conditions in which business can thrive.”
Joint agents for the scheme, Paul Nolan at Nolan Redshaw and Rob Tilley at Knight Frank, added: “Chamberhall Business Park site appeals to firms of all sizes due to its established road and rail links owing to its proximity to both the M66 and Metrolink. Not only is the site well-located but it boasts an abundance of green space, making it both practical and attractive.”
Jamie Wood, Director at Pozzoni Architecture which designed Chamberhall Business Park, said: “It’s no surprise to see such strong, early interest in Chamberhall. All of the high-specification units on offer in phase one have been designed to meet the diverse needs of occupiers for years to come. Smaller, flexible units offer a business park feel, while larger single units are also available - helping nurture firms of all types and sizes who are choosing Bury for business.”
